New Construction Addendum

                        To the Offer to Purchase and Contract, dated                         between

            Sellers: Gwynn Builders, Inc. _________          GT Home Builders, LLC and

          Buyer(s):                                             _

The Buyer acknowledges and agrees to the following:

1.       All photos on the website and MLS are of similar model houses. Drawings and floor plans are artist renderings only and are NOT to be considered 100% representative of actual houses or actual floor plans shown or downloaded.

2.       Due to BUYER requests, options, changes, and the use of multiple builders, items viewed in similar homes

may not be standard items in the BUYER'S new home.

3.       If SELLER participates in BUYER'S closing costs, the SELLER reserves the right to select the closing attorney.

The closing attorney shall be:

4.       All BUYER requests will be directed to the BUILDER. Answers received from workers on the job site will NOT be acknowledged by the BUILDER. If BUYER makes a request of the BUILDER while on the jobsite, it is NOT considered accepted until the request is received in writing and is confirmed and agreed to by the BUILDER via the Listing Agent.

5.       ALL BUYER communication (request, concerns, etc.) will be directed through the Selling Agent who will then

contact the Listing Agent.

6. Job Safety

./ For the safety of the Buyer, Buyer should call and schedule appointments with the Builder's realtor

before arriving on the jobsite .

./ Due to our insurance regulations,

1.       Subcontractors not contracted by Builder will not be allowed on the jobsite while house is under construction.

2.       If Subcontractors are on the jobsite, Buyer is not allowed on the jobsite.

3.       Buyers when accompanied by the Builder or Builder's realtor are entering the premises at their own risk, and Builder will assume no liability for injuries while Buyer is on the jobsite.

4.       Buyer entering the jobsite without the Builder or Builder's realtor will be considered trespassing and Builder will assume no liability for injuries while Buyer is on the jobsite.

5.       Children under the age of 18 are NOT allowed on the jobsite.

6.       Builder reserves the refuse entry by Buyer if Builder feels that there is a safety concern.

7.       Buyer acknowledges and agrees that Builder may terminate contract with Buyer if Builder determines that repeated disruptions to construction are preventing Builder to complete the construction in a timely and safe manner.

8.       The closing date specified in the Offer to Purchase and Contract is a target date ONLY and may change due to weather conditions during construction or other conditions beyond the BUILDER'S control.

Frequent Visits Will Cause Construction Delays
