Purchase/Contract Addendum

ADDENDUM TO OFFER TO PURCHASE CONTRACT

Regarding Closing costs to be paid by seller

Notwithstanding any other provisions of this Offer to Purchase Contract, the Seller agrees to pay up to $4,000.00 in Closing Costs and Prepaids. Seller reserves the right to approve Buyers Lender. Buyer may obtain financing through the Buyer's choice; however, Seller may elect not to participate toward Buyer's closing costs if lender is not approved by Seller.

The closing attorney for the transaction will be Gaylor, Edwards & Vatcher  unless the parties otherwise agree. Buyers may obtain other counsel to represent them at their own expense.

The Seller contribution not to include Interim Interest, Discount Points or V A Funding Fee.

Loan origination fee not to exceed (1/2 %) of loan amount.

Buyer is to contact builder's realtor, prior to locking loan interest rate, to validate completion date. Buyer also agree to close on the property within 5 working days after builder has passed all inspections with County/City and/or builder has Certificate of Occupancy that is issued by the County/City.

Builder will use best efforts to meet the closing date of the attached contract; however buyer will not hold Realtors or Builder liable for unforeseen delays in construction that are beyond the Builders control. This is to include, but not limited to, temporary lodging expenses, additional cost for storage expenses and/or any cost they may incur for the loan.

In the event of a conflict between this Addendum and the Offer to Purchase and Contract, This Addendum shall control.

Regarding Upgrades

Please note there will be an Administration fee of $200.00 for quotes on any changes to house plans or any changes from choices given by the builder. This money will be collected at the time selections.
